The holiday rental laws in Mallorca
The law on rental licenses for holiday properties in Mallorca has changed a number of times over the past few years. In the latest review a zoning system has been introduced, dividing the island into separate areas and categories.

Some of our listed properties already have a license (ETV), meaning they can be advertised and rented straight away. Others do not, and will need to get one before they can be put on the rental market. Properties with existing holiday rental licenses are therefore more valuable, and procuring a valid ETV will significantly increase the value of your home.
The zoning laws divide the island into areas - rural, urban, coastal, centre - with a view to protecting areas considered saturated or fragile, and motivate areas that are less saturated. In saturated areas, like Pollensa old town for example, no more ETV licenses are being issued at the moment.
Licenses also vary depending on the type of property you have - villa, townhouse or apartment.
If you want to let an apartment in Puerto Pollensa or Puerto Alcudia for example, an essential requirement to be able to obtain a tourist license is that the community of owners where the apartment is located must allow tourist rentals, otherwise a license cannot be obtained or requested. It is therefore necessary to have a certificate from the owners' association where it can be verified that the community allows this activity or tourist rental.
Holiday properties that obtained their licence before the zoning plans are unaffected by these recent changes. You are also permitted to let any property out as a long term rental for periods of over 1 month at a time.
There is a vibrant rental market on the island, and a wealth of properties for sale both with and without ETV licenses.
